Not only are farm and ranch properties defined differently by area multiple listing services ranging from a few acres and up, to ten to twenty acres or more, depending on location. The most important definition will be what the Lender considers the property for financing, and what kind of lending programs are available for that size acreage. The price of the property, the size of the property, and the Buyers credit rating, and debt to income ratio will also come in to play.
There are lots of choices when shopping for a Lender. I suggest that my Buyers start the shopping for a loan program early in the process of identifying a property to purchase.
I really like local Lenders such as local Banks and Credit Unions that do business in the areas that the subject purchase property is. They provide a much more personalized service and Buyers can begin long term beneficial banking relationships with a human touch. Also the local Lenders are more familiar with the real estate market and values in their area, and with rural residential and farm and ranch properties , and many times have local underwriting which makes for a much easier closing process.
I am not fond of the national Banks loan programs for rural residential or farm and ranch purchases. I have found over the years that national Banks say they can loan for larger land purchases but when it comes down to appraisal their criteria or guidelines prohibit them from performing, which makes for a real mess and can be a deal breaker.
